A subdivision is the division of a parcel of land into three (3) or more lots or parcels for the purpose, whether immediate or future, of sale, lease, or building development, or if a new street is involved. A minor subdivision is the division of land into three (3) lots or less from the parent tract for residential use; provided that there is no major construction of site improvements, including any new street or other public right-of-way, public area, or public facility. A major subdivision is the division of land into four (4) or more lots from a parent tract or any division of land involving the major construction of site improvements, including any new street or other public right-of-way, public area, or public facility. An agricultural division is the division of land into parcels of twenty (20) acres or greater and not including a new street or other public right-of-way, public area, or public facility.
